Role Overview: Project Manager (Office-Focused)
Our client is seeking a highly motivated and detail-oriented Project Manager to be the engine behind our most ambitious construction projects. This is a crucial, primarily office-based role (70% office, 30% field) focused on the rigorous proactive planning and preparation required for complex ground-up developments.
The successful candidate must have experience managing the full lifecycle of a project, from initial conception and planning through to final completion and closeout. This role demands meticulous office work to ensure every detail is accounted for before construction begins, guaranteeing projects run smoothly, efficiently, and on schedule.
Key Responsibilities
- Full Project Lifecycle Management: Take comprehensive ownership of ground-up projects, leading the effort from the initial planning and design review stages all the way through construction and final project completion .
- Lead Project Preparation: Serve as the primary driver for project readiness. Your focus is on anticipating and preparing for challenges in the office to ensure successful execution in the field, not reacting to issues on-site.
- Comprehensive Document Control: Meticulously manage all critical project documentation for high-rise projects, including submittals, subcontracts, and change orders. You are responsible for organizing, tracking, and ensuring the accurate and timely flow of all documents.
- Subcontractor and Approval Management: Prepare and coordinate all subcontractor agreements and manage the entire approval flow process , ensuring all documentation is accurate and ready for timely execution.
- Proactive Problem-Solving: Rigorously identify and address potential issues during the planning and preparation phase to prevent costly delays, maintain the project schedule, and adhere to budget requirements.
- Strategic Collaboration: Work closely with senior leadership and cross-functional teams (including design and field operations) to ensure project objectives are perfectly aligned and effectively communicated.
- Compliance and Quality Assurance: Ensure all projects are compliant with NYC building codes, safety regulations , and our company’s high-quality standards through diligent preparation and oversight.
Qualifications
- Experience Required: Minimum of 3 years of dedicated Project Management experience with ground-up construction projects in New York City (NYC) .
- Lifecycle Expertise: Must have demonstrable experience overseeing the full lifecycle of a construction project from conception (pre-construction) to final closeout (completion).
- GC Background: Proven experience working for a General Contractor specializing in high-rise residential ground-up or large-scale commercial developments.
- Mindset: Highly motivated, exceptionally organized, and proactive with a keen eye for detail.
- Skills: Exceptional communication, problem-solving, and leadership skills.
- Results: Demonstrated ability to successfully deliver projects on time and within budget by mastering the preparation phase.
